Sunny, stunning, and just a few steps from the hot sand of South Beach. The Akoya Condo Association ’s sleek, modern, and functional website offers prospective buyers, and passers-by the opportunity to get a sneak peek into this incredible association. Professional photography accompanies each of the condo’s beautiful amenities.

The website includes things a resident or interested buyer would need to know about the condo, including floor plans, and contact information.  It also offers easy access to the resident portal on the backend. The only thing that it lacks is detailed information for its residents. However, its modern look and beautiful photos make it one of the best condo websites.

AKOYA used Absolute Web Services , an e-commerce agency, to build its website. That means they chose to pay more to have a customized website.

Village at Cordata

Village at Cordata Condominium Association, or VACCA , has an amazing website. They’re a 55+ community, showing that you don’t have to be a young and hip condo community to have a powerful website. 

VACCA makes it onto our list of the best condo websites because it combines usability, great imagery, and incredible functionality for its residents. Residents are able to access governing documents, learn about the condominium committees, research service providers, as well as contact the board all from the website. Anyone browsing gets a real feel for the community spirit and plenty of information on what’s going on in the association. They also made sure it’s mobile-ready to accommodate an active adult lifestyle.

However, their layout isn’t easy to follow. They could include all the buttons in the menu, rather than having them on the page.

The Golden Arms Condo ‘s website is modern, sleek, and unique. Our founder, Jason King, has been a web developer since 1998 and began in the condominium industry in 2003. Jason has served on five condo boards, as president to three, and has served in all other officer positions. He also worked for three years as a property manager to a small condominium in Washington State. Finally, he is the Co-Founder of the San Diego Community Association Network of Directors and Officers (SD CAN-DO). Looking for apartments for buying in russia.

Choosing the neighborhood of your future residence is a task to be treated with diligence. Poor transport accessibility, a lacking infrastructure and unsatisfactory ecological parameters may noticeably dampen the joy a new property owner is sure to feel from their purchase. To help you avoid such a scenario, we have put together a short overview of the areas in Moscow where you may be considering the purchase of a home , complete with the pros and cons of each of the different locations:

Arbat District – the cultural and business center of Moscow. One of the most prestigious locations in the capital. It boasts a very good infrastructure and high transport accessibility. Unsurprisingly, the property costs here are the highest in Moscow. Despite its small size, the district contains around 10% of all of the capital’s new elite residential buildings, and apartments for sale make up 96% of the properties on the market in this neighborhood. The price of a square meter (3.28 sqft) for an apartment in a new building with penthouses is, on average, 12 000 USD, while the cost of the same in an old building is 9 000 USD. One can even find luxury condos with open terraces for sale in the area.

Kuntsevo District – a beautiful locality surrounded by vast areas of woodland and river beaches on the banks of Moskva River. A strong point of this neighborhood is its good environmental conditions. Brand new and modern residential compounds have been erected here. One square meter (3.28 sqft) of an apartment in a new housing complex in Kuntsevo District currently costs 3 000 USD.

Yakimanka District – one of the most interesting and prestigious areas of Moscow by popular opinion. It is packed full of well-known historic monuments, museums and large parks. The Yakimanka District changed drastically during the Soviet era: most of the centuries-old low-rise houses and mansions were completely demolished or restructured. By the beginning of the 1990’s, new residential and public complexes had already taken their place. Today, one can find condos for sale in Yakimanka’s new residential complexes for the average price of 11 000 USD per square meter (3.28 sqft). The price of a square meter in a Soviet era panel building is 4 000 USD.

Here in Russia’s capital we have our own skyscrapers – grouped together in the compound famously dubbed Moscow-City (the Moscow International Business Center). Many large corporations have their headquarters here. For 1 million US dollars you can purchase a 3-room apartment with a floor area of 607 sqft (185 m²) in one of the towers. This particular listing is located on the 25 th floor.

Where Can I Find Cheap Flats?

If you happen to be a student or if your budget is capped at 300 000 USD and you are looking for cheap condos for sale in Moscow, then the Mitino, Nekrasovka, Cheryomushki, Butovo and Novogireyevo Districts will best suit your needs. These neighborhoods each contain a great number of residential complexes inhabited by Moscow’s middle class. They also have everything one might need for a comfortable life: many schools, kindergartens, big supermarkets, public pools, hospitals, etc. One of Moscow’s Metro stations is also usually just a short walk away. The minimum price of a furnished studio flat in a location within the Moscow Ring Road (a.k.a. MKAD) is currently 100 000 USD.

What Is a Site Condo? A House-Condo Combo Many Buyers Adore

In your search for a new home, you may have seen the term “site condo” in listings. Unlike regular condos , which are typically apartments or townhomes attached to at least a few other units, a site condo looks like a freestanding single-family house; it even has its own yard. Nonetheless, a site condo is located in a condo community with all the benefits (and restrictions) of condo living, explains Realtor® and blogger Norm Werner .

Here’s how to tell if a site condo is right for you.

Characteristics of a site condo

There are five criteria that must be met in order for the units in the complex to be considered site condos, according to the U.S. Department of Housing and Urban Development:

• Units must be single-family and completely detached from each other. This includes garages, archways, breezeways/porches/decks, or any other attached buildings.
• No part of the house, land, or airspace can be considered a common area.
• Insurance and maintenance costs of the individual unit and property fall solely on the unit owner.
• Any condo fees collected are for amenities that are outside the bounds of the property.
• Owners must abide by all condo association rules, known as covenants, conditions, and restrictions, or CC&Rs.

Benefits of site condos

Typically, inhabitants in condos own (and take care of) only their home—not the land on which it’s built. Site condo owners, on the other hand, own both the house and the land. That’s right, they get to experience the joys (and hassles!) of mowing their lawn, planting flowers, and basically keeping their yard in nice shape. While owning land takes work, many people enjoy the privacy and autonomy this patch of property affords them.

Yet while site condo owners may have more home maintenance on their plate than regular condo owners, they aren’t entirely on their own. If a snowstorm blocks the communal road into the community, the condo board takes care of clearing it (although you’ll have to plow your own driveway). Or if your community has a pool, you won’t have to break your back opening it on Memorial Day.

All in all, site condos are a great compromise if you want more responsibilities than that of a condo owner but fewer than that of a homeowner.

How much do site condos cost?

Because the property includes rights to the land underneath the house, a site condo is typically more expensive than a regular condo, but it’s still less expensive than a single-family home. The same is true with the fees: You’ll have some condo fees to cover shared amenities, but those fees typically won’t be as high as if you lived in a regular condo, where fees start at $200 to $300 per month and take care of everything outside your front door.

Restrictions with site condos

In addition to those fees, some people balk at condo association rules, which might impose restrictions on things like what color you can paint your home or where you can park your RV. So if you happen upon a site condo during your home search, be sure to read and understand all of the CC&Rs before you sign on the dotted line.

Hawaiʻi Governor Josh Green signed a bill earlier this month that gives individual counties across the Hawaiian Islands the lawful ability to convert short-term vacation rentals into long-term housing.

The decision came as Hawaiian officials look to combat the on-going affordable housing crisis throughout the islands, which has been thrust into the spotlight in the aftermath of the Lāhainā wildfires in August of last year.

The impact on the availability and price of vacation rentals could be quite significant if counties decide to reduce them, either by holding back on permitting or forcing them to be converted into long-term housing arrangements.

We’ve already seen that big changes are coming on Maui. In early May, Mayor Richard Bissen announced that he wants to phase out 7,000 vacation rentals by next summer.

Now, other areas in the islands could be next as local communities struggle with the lack of affordable housing. If so, we can expect to see a large reduction in the number of vacation rental units available, and thus, it would stand to reason, an increase in the nightly rates.

The nightly rates at hotels could also be impacted, depending upon how significant the reduction of vacation units turns out to be.

The Governor said he believes that this action will change Hawaiʻi for the better, providing more housing for local residents. Local news has reported that many people are fleeing the islands due to the lack of affordable housing.

Opponents of the decision feel its an overstep of government and will negatively impact many homeowners. But local officials are not convinced.

“Consistently, the argument [from opponents is] about protecting their investment properties,” said Maui County Councilmember Keani Rawlins-Fernandez. “Their second, third, fourth, fifth home — when our residents have lost their only home.” The Councilmember was referring to residents who lost their home in the August fires.

While the transition on Maui has already kicked off, similar showdowns are expected on other islands as soon as this year, with potential impacts for tourism industry. How drastic the impacts will be remains to be seen.

US says Russia launched antisatellite weapon into space; Moscow shrugs off ‘fake news’

A top Russian official on Wednesday denied U.S. claims that Moscow had launched a weapon into low-Earth orbit that could potentially attack other satellites, calling it “fake news.”

Pentagon press secretary Maj. Gen. Pat Ryder said a day earlier that last week the Kremlin launched a satellite assessed as “likely a counter-space weapon presumably capable of attacking other satellites in low Earth orbit.”

Ryder said the new counterspace weapon was on “the same orbit as a U.S. government satellite,” adding that Washington would continue to monitor the situation.

Asked whether the Kremlin weapon currently poses a threat to the U.S. government satellite, he replied: “Yes.”

U.S. Space Command also said Tuesday the Russian launch took place May 16 from the country’s Plesetsk launch site, about some 500 miles north of Moscow. The command added that the rocket deployed at least nine satellites including a type of military “inspector” spacecraft.

Russia’s Ministry of Defense acknowledged a launch had taken place and included a spacecraft but did not offer further details.

“I don’t think we should respond to any fake news from Washington,” Russian Deputy Foreign Minister Sergei Ryabkov, the country’s top arms control diplomat, told the state-run Interfax news agency, as  reported by Reuters .

“The Americans can say whatever they want, but our policy does not change from this,” added Ryabkov, noting that Moscow had “always consistently opposed the deployment of strike weapons in low-Earth orbit.”

The denial follows similar Russian assertions in February, when the U.S. claimed Moscow was developing a space-based, antisatellite nuclear weapon to destroy Western satellites. Russian President Vladimir Putin and then-Defense Minister Sergei Shoigu both denied the claim.

U.S. intelligence revealed the possibility of such a space weapon after House Intelligence Committee Chair Mike Turner (R-Ohio) cryptically announced that Congress had information on a “serious national security threat.”

Under the United Nations Security Council, an agreement known as the 1967 Outer Space Treaty aims to prevent the deployment of nuclear weapons in outer space. But last month Russia vetoed a resolution that called to reaffirm a commitment to the treaty.

Fire in western India amusement park kills at least 27, police say

NEW DELHI — A major fire broke out Saturday at an amusement park in Gujarat state in western India, killing at least 27 people, including several children, police and media reports said.

The fire erupted at the park in the city of Rajkot in Gujarat state. Police Commissioner Raju Bhargava said that the blaze was under control and a rescue operation was underway.

Police officer Vinayak Patel said that it was difficult to identify the bodies.

Police said they have detained the owner and the manager of the amusement park for questioning as they launched an investigation in the cause.

“So far we have confirmed the death of 27 persons in the fire incident,” the Press Trust of India news agency quoted Patel as saying, adding that the dead included four children under the age of 12.

The park is usually packed with families with children enjoying the school summer vacation over the weekend.

Footage showed firefighters clearing debris around collapsed tin roof structures that media reports said were used for bowling, go-carting, and trampoline attractions.

The amusement park was privately owned by Yuvraj Singh Solanki, and Bhargava said that police would file a case of negligence against him.

“We will be registering an offense for negligence and the deaths which have occurred. Further investigation will take place once we complete the rescue operation,” he said.

Prime Minister  Narendra Modi  wrote on X that he was “extremely distressed by the fire ... in Rajkot. My thoughts are with all those who have lost their loved ones. Prayers for the injured.”

Fires are common in India, where builders and residents often flout building laws and safety codes.
