Nearly 6,000 students live on campus, including most first-years. Residence halls at VCU come in all shapes and sizes, from traditional rooms to suites and apartments. All buildings have secure entrances and a 24-hour information desk, as well as laundry facilities, lounges, Wi-Fi, air-conditioning and furniture.

If you're a first-year student, living on campus isn't required — but we highly recommend it. You'll have more chances to get involved, connect with the university community and find your place at VCU.

News and information beyond the classroom, faq’s: spring semester questions regarding housing returner process, housing availability, and off-campus housing.

The Division of Student Affairs received some questions this spring centered around changes to returning student housing application process for 2024-25, general availability of on-campus housing for students, health and safety in the residence halls, and navigating the local off-campus housing market. Below are responses to those questions.

Responses to Student Questions

(1) VCU Housing Renewal Options and Notice: 

Students Comment: VCU did not provide upper-class students ample notice about shrinking and limited housing which limited their renewal options.

Response: Residential Life and Housing was intentional in designing the returner process for Fall 2024 in a way that allowed the overall housing process to best serve returning and new fall 2024 students. RLH communicated changes to the process and limited availability for returning residents well in advance of the process.

  • Same-room and same-building room selection is no longer an option in the returning student selection process.
  • The process began with the Transform Living Learning Community selection process and transitioned to the general room selection process.
  • Returning students had the option to apply to live in one of six different on-campus residence halls. Details of the on-campus housing options for returning students can be found in the Returning Students Housing Application Brochure .
  • To ensure students had the information about changes in a timely manner, all students living on-campus received multiple messages to current residents via multiple channels (email, brochure mailed to home addresses, website updates, social media posts). 
  • November 27, 2023: All current residents notified via email.
  • Winter Break: All current residents received information about the housing renewal process to their home addresses.
  • January/February: RLH regularly posted about the changes on their social media channels.
  • Communication informed students about the changes to the process for this year.
  • Specific language about limited on-campus housing availability included: “ Please be aware that on-campus housing spaces are limited and we cannot guarantee that everyone who participates in the room selection process will be able to select a room. ”
  • Returner Application Dates: January 22 – February 9.
  • Room Selection Dates: February 15 – February 29.
  • Residence Hall options available to returning students were shared.

(2) Off-Campus Housing Website:

Student Comments: The off-campus website info is often out of date and not accurate

Response: The off-campus website is a contracted service and relies on the information provided by the various off-campus entities that provide housing. The listed properties currently provide a range of housing with a range of costs, however the information is fluid and “live” information is provided by the company at the time of inquiry. There are routine checks by the contracted service and needed follow-up takes place when there are gross inaccuracies (sites have closed, content inaccuracies, etc.) Students who have questions while navigating the off-campus housing process can reach out to advocacy.vcu.edu and connect with the team for assistance.

(3) Financial Assistance for Off-Campus Housing Application Fees:

Student Comments: Students would like for VCU to provide a stipend to pay for off-campus housing application fees

Response: Although VCU does not offer specific/dedicated funding to support the application fees incurred from off-campus application fees, we are assessing the possibility of creating a process that allows for students to get reimbursed for applications fees through financial aid, fundraising efforts or the emergency fund.

(4) On-Campus Housing Facility Comments

Student Comments: Concerns expressed about old and outdated on-campus housing facilities.

Response: VCU works diligently to ensure on-campus housing facilities are well-maintained and up to date. There are also efficient processes in place to quickly address facility concerns reported by students. Additionally, VCU consistently works to update current on-campus housing facilities and explore new construction opportunities. Additional details include:

  • Residential Life and Housing completes annual facilities audits to assess and address needed updates and repairs for housing facilities. Over the past 10 years, $176 million has been allocated for building updates or system replacements.
  • Since 2005, VCU has built and opened: Brandt Hall (2005), Cary & Belvidere (2008), West Grace South (2012), West Grace North (2013), Grace & Broad 1 and 2 (2015), and Gladding Residence Center (2018).
  • A new housing project was delayed in 2020 due to Covid, as costs escalated due to contractor availability and costs for materials.
  • Proposal submission is currently underway for a new undergraduate residential housing facility (Laurel & Grace) for 1,000 – 1,250 additional students to live on campus, with capacity of semi-suite beds and apartment beds that will house both first-year and upper-class students. The projected opening date is to be determined but likely Fall 2027 or Fall 2028 pending construction timelines.

(5) Johnson Hall (2021) mold incident

Student Comments: Question was asked about the Johnson Hall mold incident in 2021.

Response: On November 23, 2021, Johnson Hall closed until further notice after testing from an outside contractor determined elevated mold spores in 41 spaces throughout the building. These spaces included student rooms and common areas. As a result, the 414 student residents of Johnson Hall were relocated to other living spaces on campus and in the Richmond area, or elected to be released from their housing contracts. Prorated refunds and cash incentives were offered to students who were released from their housing contracts as a result of this issue. Students that chose to not cancel their housing contract were relocated based on on-campus housing vacancies and other alternative housing options within the Greater Richmond area that were identified and assigned by Residential Life and Housing. Those off-campus housing options included: 8 ½ Canal Street, The Lofts at Capital Garage, 1200 West Marshall, and the Delta Hotels by Marriott Richmond Downtown.

(6) VCU Use of Graduate Hotel to Accommodate Fall 2023 Incoming Class

Student Comments: Question was raised about freshman living in the Graduate Hotel in Fall 2023.

Response: To secure additional housing for first-year students in the fall of 2023, VCU Residential Life and Housing partnered with the Graduate Hotel, just 0.3 miles from Monroe Park. The Graduate housed a cohort of 80 first-year VCU students in double bedrooms, and five Resident Assistants (RA). These rooms included a queen size bed, an in-room mini-fridge, and a microwave. All residents living in the Graduate Hotel had wifi access and access to the common areas in the building such as the game room and lounge. Other services (programming, crisis response, support) were provided as in all other VCU properties.

(7) Residence Hall Health and Safety: Overall

Student Comment: What can VCU administration do to ensure healthy living within the dorms including the timely reporting of health and safety issues?

Response: VCU takes the health and safety of our community seriously and encourages students, faculty and staff to report any concerns related to mold, broken items, or other safety concerns through the university’s non-emergency work order system, VCU Facilities Self Service (FSS). In the event of an emergency, they can contact the 24/7 Facilities Management Operations Center at (804) 828-9444. In addition, Residential Life and Housing and Facilities, Maintenance and Design staff routinely do checks of public areas, maintenance systems, and overall public areas where cleaning by staff occurs.

(8) Residence Hall Health and Safety: Mold Related

Student Comment: How can residents be assured that mold is not present in their residence hall rooms?

Response: 

  • Currently, there are no outstanding mold investigations. The vast majority of previously submitted mold-related work orders reference areas where water is present, such as kitchens and bathrooms. VCU Facilities Management is the first to respond and, in most cases, finds that either no mold is present or that it is minor (e.g., bathroom mildew), does not raise health concerns, and can be addressed by cleaning, HVAC adjustments or maintenance, or repairs to prevent water intrusion or condensation. 
  • Air quality conditions that require further investigation receive an indoor air quality (IAQ) assessment . IAQ assessments are performed following guidance from nationally recognized health and safety organizations. In rare cases where mold is present at unacceptable levels, spaces are closed, remediated and retested before re-occupancy. 
  • In 2023, VCU Safety & Risk Management (SRM) received nine mold investigation requests for residence halls. Seven of the spaces investigated had no evidence of mold or required basic cleaning. To date in 2024, SRM received three investigations for residence halls, none found mold.
  • Students and employees who have health concerns related to mold, or who are at increased risk, are referred to Student Health Services and Employee Health Services, respectively. Residential Life and Housing provides a mold prevention resource page to help on-campus students navigate any questions or concerns.

(9) Off-Campus Apartments and VCU

Student Comment: Is there a possibility of getting accredited/approved/affiliated apartments that may work closely with VCU?

Response: In lieu of creating a VCU-affiliated housing partnership with off-campus apartments, we are committed to establishing a team of staff who are dedicated to working with students in need of off-campus housing.

(10) On-Campus Housing Availability for Students 

Student Comment: How can we ensure that there’s enough housing and/or dorms for the number of students that are being enrolled?

Response: Residential Life and Housing works with the Office of Strategic Enrollment Management and Student Success to anticipate enrollment numbers and potential need for on-campus housing each year. Trends in previous years have shown that when enrollment at VCU increases, the number of students applying to live on campus increases as well. Here are some additional details:

  • Like many housing programs across the country, RLH has contingency plans in place to accommodate as many on-campus students as possible. Last year, RLH created additional on-campus housing opportunities with converted spaces and will take a similar approach for Fall 2024.
  • Living on-campus as a first-year student is not mandatory but RLH typically holds enough beds for 85% of the projected incoming class. The current order of priority for on-campus housing is as follows: (1) incoming first-year housing; (2) special VCU program/initiatives for students; (3) rising sophomores who currently live on campus; (4) rising juniors who currently live on campus; (5) rising seniors who currently live on campus; (6) existing VCU students who live off campus and/or transfer students.

We encourage you to apply to live with us! Follow the deadlines below to best position yourself to secure a spot on Grounds. Pay close attention to the dates in the application schedule below that apply to you and the area where you want to live.*

We encourage you to apply to live with us! Dates and deadlines for the 2024-2025 upperclass housing application process will be available by the end of September 2023. Once posted, pay close attention to the dates in the application schedule that apply to you and the area where you want to live.*

Important notes:

  • Larger roommate groups will have earlier room selection timeslots than smaller groups (i.e. groups of 8 will have earlier room selection timeslots than groups of 6, and so on).
  • In apartment-style housing, all group members must be placed within the same apartment. For example, a group of four roommates cannot select two 2-person apartments.
  • If there are no spaces that can accommodate all the members of your group at the time of your room selection timeslot, you may request to split your roommate group .
  • Rising third-year and fourth-year residents who choose not to stay in their same area will select rooms AFTER rising second-year applicants.
  • Accepted housing agreements constitute a binding contract for the entire academic year, and you are responsible for the full academic year room rent. You will be released from the agreement only if you withdraw from the University, study abroad, or find a replacement student approved by Housing & Residence Life to take over your contract.
  • Once you accept an offer, you are not eligible for any additional steps in the application process. For example, if you accept an offer to stay in the same area, you cannot later apply for a new residential college or apartment.
  • Assignments will be consolidated between stages of the application process in order to maximize the number of fully vacant apartments for the next stage in the process. For example, if only three members of a six-person group sign a contract, the group will be moved to another apartment within the same housing area.

Student Accessibility and Educational Opportunity

Living on campus can be a new and exciting experience for college students. Residential environments are important parts of Virginia Commonwealth University’s programs, especially for first-year and new students. VCU is committed to providing meaningful and accessible residential experiences for all students. In an effort to effectively respond to student requests for housing modifications or accommodations, we have created the Housing Accommodation Request Committee. This committee is made up of a group of VCU professionals representing Student Accessibility and Educational Opportunity, Residential Life and Housing, University Counseling Services, and the University Student Health Services. This committee generally meets towards the end of each month, with increasing frequency at key times throughout the year.

Students interested in housing accommodations based on a medical, psychological, physical, or other disability-related impairment may submit their request to the Office of Student Accessibility and Educational Opportunity (SAEO).

The Housing Accommodation Request Committee will review requests throughout the year, so there is no formal deadline for submission. It is important to note that the housing assignments for accommodations are based on availability. If a student is approved for a housing accommodation but an appropriate placement is not available at that time, the student will be notified of the approved accommodation and relevant information about availability.   In order to increase your chances of receiving an appropriate assignment, please submit the Housing Accommodation Request Form and documentation well in advance of the new semester. 

To formally submit a request, a student must:

1. complete the housing application.

Complete the standard  housing application process through Residential Life and Housing.

2. Submit the Housing Accommodation Request

Complete the Supplemental Form as outlined below.

All students seeking accommodation or disability-related supports for programs based on the Monroe Park Campus (including pre-Nursing and pre-Health) should follow the registration process with SAEO. In order to be eligible to receive accommodations, students must complete a three-step process of self-identification.

3. Submit Documentation

Submit documentation of the impairment/disability that supports the request. Appropriate documentation should meet the criteria set forth in the guidelines below.

Documentation Guidelines

In order for documentation to be considered, it must come from an appropriately licensed professional with whom the student has an established treatment relationship related to the accommodation being requested. The treatment provider must submit the necessary information on their professional letterhead, typed or written and clearly legible, and must date and sign the document. 

In order to determine if a particular housing accommodation is necessary, the documentation provided should include the following:

  • Description of disability or impairment.
  • Information about the current functional impact of the condition or disability as it relates to the housing modification or accommodation requested.
  • Recommendation from the professional explaining the need for the accommodation as it relates to a disability/impairment.
  • If requesting an Emotional Support Animal (EAS), information about how the ESA is necessary to alleviate the impact of a disability or reduce the impact of a specific set of symptoms.

Documentation for Emotional Support Animals

VCU recognizes the tremendous benefit of Emotional Support Animals (ESA) can provide. In accordance with federal and state law, when approved as a housing accommodation, ESAs may be permitted to reside in the residence halls. Students must follow the same request process as they would for any other housing accommodation.

Please be aware, there is a great deal of misinformation available about what constitutes legitimate medical or otherwise supportive documentation for an ESA. An entire industry has popped up where websites offer to connect students with a legitimately licensed professional for the sole purpose of providing an "ESA Letter" based on a limited interaction/interview. Many licensed therapists across the country are willing to write letters supporting an ESA based on a single conversation either in person, over the phone, or on a tele-meeting platform (i.e., Zoom). These brief conversations often do not establish an appropriate treatment relationship between a student and the provider, so the documentation may not be considered applicable. Additionally, to date, the university is not aware of any official national or state accreditation or certification for EASs, despite there being many online organizations claiming as such. Please contact Student Accessibility and Educational Opportunity to discuss whether or not a certain source of documentation would be deemed legitimate and valid.

2024-2025 Contract and Cancellations

This page contains the full KU Student Housing contract terms for the 2024–2025 academic year, as well as cancellation dates and fees, and a calendar of other important housing dates. Fall 2024 - Spring 2025 Student Housing Contract Terms and Condition

  • The term of this contract is for the entire Academic Year 2024-2025 or for the remainder of the Academic Year if signed after the start of the fall 2024 semester. Contracts that begin spring semester include only the spring semester.
  • You must be an actively enrolled full-time student at the University to enter into this contract for residential space in KU Student Housing facilities, or otherwise determined eligible by the Director of KU Student Housing for good cause.
  • The University requires you to receive the meningitis vaccine to reside in KU Student Housing facilities.
  • Individuals who have a criminal or juvenile record involving a felony offense are not eligible for University housing. If the University becomes aware that you have a record of criminal conviction(s) or other actions indicating behavior that could pose a risk to person or property and/or could be injurious or disruptive to the residential housing community or the living/learning environment, the University may reject your application for housing, or may terminate or suspend this contract.
  • Occupancy dates for this contract are listed on KU Student Housing’s website and are subject to change based on the University’s official academic calendar and assigned space. Consult the referenced website for your specific occupancy dates. Additional fees will apply if you take occupancy prior to the scheduled date.
  • You must check-in by following check-in instructions provided to you for initial occupancy. Occupancy occurs when KU Student Housing issues a key or grants access on your KU Card to you for the assigned residential space. Actual physical occupancy of the residential space by you and/or placement of your possessions within the residential space is not necessary to constitute occupancy.

It is your responsibility to fulfill occupancy expectations by noon on the first day of classes each semester .

  • You may not receive your assigned residential space if you do not check-in by noon on the first day of classes each semester and may be reassigned to a different space.
  • Contact KU Student Housing in advance to arrange for late check-in. Failure to establish occupancy without advance notification and corresponding approval from KU Student Housing to delay the occupancy constitutes a breach of this contract . Non-occupancy of assigned residential space does not terminate this contract, and the appropriate charges under this contract will continue.
  • You must follow check-out procedures when permanently vacating your assigned residential space. Unless you negotiate a modified check-out date, you must vacate within 24 hours following your last final examination each semester. Refer to the Failure to Vacate Policy below.
  • You may select your preferred residential space and roommates after the contract completion date from currently available spaces. However, the University reserves the right to assign students to any Student Housing facility, even if not requested by the student; to move a student to another hall/room or cancel a student’s contract if the student does not adhere to the terms of this Contract or Student Housing policies; and to alter room/unit and hall assignments when deemed necessary.
  • The University determines all reassignments or other occupancy changes. On rare occasions, you may be required to move to a different residential space in order to accommodate an individual with unique physical requirements, to address maintenance concerns, or resolve unforeseen situations.
  • The University reserves all unoccupied space inside the housing unit for its use and future assignment. If you have contracted for partial residential space in a shared housing unit (e.g., shared bedroom, suite, apartment), the University may assign you a roommate at any time. The University can reassign you to a different residential space. Failure to move after reassignment or refusal of a roommate assignment by an established date will result in charges at the higher rate to you and referral to the student conduct process per the KU Student Housing Handbook.
  • You may request to transfer between available residential spaces and/or buildings as space permits. Any transfer must be approved by KU Student Housing. Generally, the same policies and regulations apply in all residential spaces. When modified payment schedules, different amounts due, or new regulations apply, you agree to these changes as a condition of the transfer. The University may assess an administrative fee for the transfer request.
  • If you require a reasonable accommodation in your assigned residential space due to a medical condition or disability, you must establish a file with University Academic Support Centers, 22 Strong Hall, 1450 Jayhawk Blvd., Lawrence, KS 66045. University Academic Support Centers will make a recommendation to KU Student Housing regarding your residential space needs.
  • KU Student Housing hires and trains staff to participate with you and other residents in conflict resolution and to document incidents, initiating disciplinary action as appropriate.
  • The University of Kansas is a residential academic community. As a resident in this community, you must comply with the policies and regulations in place to protect and promote educational activity, maintain order, and manage behavior affecting the freedom and privacy of others.
  • You may use assigned space for personal residence only. Activity involving regular use of KU Student Housing facilities or services for personal financial gain is prohibited. You may not assign or transfer this contract or sublet or otherwise assign the residential space to another person.
  • You give consent for your photograph or likeness and/or the residential space for use in publicity programs and other promotions created for The University of Kansas
  • You have a limited right to privacy in your assigned residential space. The University reserves the right to enter living areas, locked or unlocked, including your assigned residential space, under conditions described in the KU Student Housing Handbook and at any time in the case of an  emergency, for immediate resolution of policy violations or disruption, to perform maintenance or welfare checks, and as authorized by another occupant.
  • Maintenance requests initiated by you and/or your roommate(s) constitute permission to enter the space where maintenance or repair is to be completed.
  • The University agrees to make all necessary repairs and perform maintenance in the facility and the resident’s space by authorized personnel. Repairs will be made to the room and University furnishings upon request or in accordance with routine schedules. Temporary inconvenience caused by malfunction of mechanical, electrical systems, plumbing, or any other component of the space does not warrant a refund.
  • You agree to be directly and financially responsible for keeping the assigned space and its furnishings clean and free from damage, to cooperate with roommates in the common protection of property and in maintenance of the living space, and to advise the University of any deteriorated conditions of the room or its furnishings so timely repairs can be made. No furniture or bed parts may be removed from the space you are assigned.
  • You agree to use public areas, residential corridors and rooms, and equipment and furnishings in a careful and proper manner, to contribute to the orderliness and cleanliness of all areas, to cooperate in the common protection of property, and to advise the University of any deteriorated or hazardous conditions so timely repairs can be made. Charges may be assessed for common area damages or special housekeeping or maintenance services necessary due to misuse or abuse of facilities or equipment for which the resident is determined to be responsible, or to pay an equal portion of charges assessed to all residents of a corridor, room/suite/apartment, or facility when those responsible cannot be identified by the building staff or the responsible individuals fail to assume the charges.
  • All residents, visitors, and guests must abide by the laws of the state of Kansas and the conduct rules of the University. The resident is responsible for complying with the rules, policies, and regulations contained in this contract, the KU Student Housing Handbook available at https://housing.ku.edu/handbook , and other official publications, including: 1) The Code of Student Rights and Responsibilities for the University of Kansas, 2) The University of Kansas Parking Regulations, and 3) The University of Kansas Policy Library available at https://policy.ku.edu/ . The terms of the policies and regulations may change from time to time. It is the resident’s responsibility to review regularly the Handbook to ensure awareness of and adherence to the current terms.
  • Acts contrary to federal, state, or local laws, and University regulations such as, but not limited to, sex offenses, gambling, possession and/or use of illegal drugs and/or controlled substances, theft, and disruption constitute violations of the KU Student Housing Handbook.
  • Violation by you of federal, state, or local laws, or the policies or regulations referenced above, or failure to independently manage daily life functions to the extent that custodial care might be required, may result in disciplinary sanction, reassignment to another residential space and/or building, revocation of future guest privileges, and/or other consequences including liability for full contract costs when this contract is cancelled by KU Student Housing.
  • If the University cancels this contract for violation of a policy or regulation, you may not reapply for Student Housing for a minimum period of one calendar year from the end of the contract period in which the cancellation was effective.
  • This contract may be immediately suspended, and you may be required to vacate the premises when circumstances indicate that your continued presence in the assigned residential space may constitute danger, or threat of danger, to property, yourself, or others in the housing system.
  • If you are arrested for alleged criminal acts or have criminal charges pending against you, this contract may be suspended by the University. You will receive written notice from the University stating reasons for an interim contract suspension and the time and place for a hearing to be held.
  • Students living in a scholarship hall agree to take on the responsibility of cooking and cleaning in the hall and participating in hall governance and operations. Residents who fail to meet their aforementioned scholarship hall specific obligations will face disciplinary action, which could lead to removal from the community.
  • In lieu of an interim contract suspension, you may be assigned to another residential space, be restricted from entering specified housing areas or units, and/or be restricted in other privileges normally allowed to you in KU Student Housing facilities.  
  • Rates may vary by residential space, as rates are specific to the room type, community, amenities, and building. The Board of Regents adjusts rates annually. Current rates may be found on the KU Student Housing website .
  • You agree to accept room and food plan charges and pay the applicable fees in accordance with the scheduled due dates as posted by Student Accounts & Receivables. Fees not paid by the due date may result in the University taking one or more of the following actions against you: 1) postponement of scheduled check-in time, 2) suspension of access to housing and dining facilities, and/or 3) cancellation of this contract. Cancellation charges will apply.
  • If assigned to a residential space in a residence hall or scholarship hall, you are required to purchase a food plan. In scholarship halls, food is purchased for you and other residents to cooperatively prepare meals through a food board management program. The University may make changes to the food management program from time to time.
  • KU Dining provides dining plan choices for residents in residence halls, and you select your plan through the on-line housing portal. Refer to KU Dining’s website for more information, including plan details and cancellation fee schedules.
  • In apartments (Stouffer Place, Jayhawker Towers, McCarthy), food plans are optional. You may purchase a plan from KU Dining through the on-line housing portal.
  • You are financially responsible for any damage you or any of your guests and visitors may cause in public or private areas of KU Student Housing facilities. The University may withhold academic records for nonpayment of obligations such as lost keys, broken or missing furniture, and other debts owed to KU Student Housing.
  • You understand and acknowledge that insurance carried by the University covers University property only, and you agree to be responsible for obtaining and maintaining your own insurance against loss or damage to property, personal injury, or liability. You further understand and agree that claims for injury or damage to persons or property resulting from the negligent or wrongful acts or omissions of KU Student Housing and approved personnel acting in the course and scope of their employment, are subject to the terms, conditions, and liability limitations contained in the Kansas Tort Claims Act,

K.S.A. 75-6101, et seq.

  • You are responsible for your personal property at all times. If you do not vacate your assigned residential space as scheduled (following internal transfers as well as at the end of a contract period) and have not removed personal property, the University will make a reasonable attempt to contact you. If after 48 hours you have not vacated the assigned residential space, the University will dispose of trash and items already opened or used, and remove your remaining personal property and store it at your expense for up to 30 days. You will be charged $50 per day plus the daily rate for each day you and/or your belongings remain in the assigned residential space. After 30 days, the personal property is deemed abandoned and becomes the property of the University and, in most instances, will be donated or discarded.
  • The University shall not be liable for damage to or loss of property that might occur during the course of removal or disposal. The University will bill you for all costs incurred in removing and storing personal property, and restoration of the assigned residential space, and you agree to be responsible for payment of such costs, including any other outstanding charges.
  • KU Student Housing will make every attempt to communicate with you as needed either by email or by phone. The email of record for KU Student Housing is your KU email address. The phone number of record is the phone number associated with your official university student record.

13. Cancellation by the University

  • The University may terminate this contract by providing notice to the resident (in any manner, including without limitation, electronic or hard copy) after breach by the resident, including without limitation a resident’s failure to be or remain eligible for on-campus housing. Upon any such termination, the resident remains responsible for all charges in full under the contract, through the effective date of termination, in addition to any applicable fees and damages assessments otherwise provided in this contract.

The University reserves the right to terminate this contract due to emergency needs or other occurrence beyond the reasonable control of the University. In the event the University terminates this contract due to any act, order, regulation, or request of any governmental authority or agency or other occurrences including, but not limited to, natural disasters, floods, fires, tornadoes, riots, epidemics, pandemics or quarantines, the University will offer fair and reasonable credits of fees paid by impacted residents as appropriate and based on information available at that time. If the University invokes these force majeure rights the University will notify the impacted residents as soon as practicable. 14. Cancellation by the Resident

  • Before check-in or the first day of classes : You may cancel this contract by submitting an online request. Cancellation charges (including applicable food plan charges) will apply.
  • After check-in or the first day of classes : KU Student Housing must approve the cancellation in order for you to be financially released from the full contract terms. You must submit the cancellation request through an on-line request form with KU Student Housing. The official cancellation date is the date you check out and leave, not the date of cancellation request. Cancellation charges (including applicable food plan charges) will apply.
  • Cancellation requests that are typically approved by KU Student Housing are: withdrawal from the University, failure to enroll, or academic dismissal; assignment to a KU-sponsored internship; research project, or other KU program which requires living away from Lawrence; completion of graduation requirements during the term of this contract; marriage during the term of this contract; or compulsory military duty.
  • KU Student Housing will consider cancellation requests for other unusual and compelling circumstances, including financial and medical hardship, which justify individual consideration. Documentation is required.
  • KU Student Housing will not approve cancellation requests when you remain enrolled but wish to move off-campus, including to Greek chapter houses. Full academic year contract fees (including applicable food plan charges) will apply.

16. Choice of Law

  • This contract shall be governed by and construed under the laws of the State of Kansas, without regard to conflicts of law provisions. Jurisdiction and venue of any suit arising out or related to this contract shall reside only in the courts located in Douglas County, Kansas.
