Cover letter for rental

Im writing a cover letter for a rental I'll be applying for as a new single mum. If you have written a cover letter for a rental (and got it!), can you please share what you wrote? Tips to be successful? In my cover letter I will say I have a part time job which I've had for the past 10 years. I have 2 kids, 2 and 5 years old. I also receive centrelink payments. I am very amicable with ex and looking for a home close to ex so my kids life is less disrupted. I love organising and cleaning. I am very calm, not very social. I am looking to find a new home I can take care of and be proud of. I love the community in this area as well. I'll attach a photo of me and the kids. I dont want or have any pets. Im looking for a rental long term.

Anything else to include?

I realise the cover letter is very "me" focused. I need more things written that will make the landlord know I will take care of his home and pay on time.

I've written references before to state that people whose homes I had been in were well maintained and cleaned - and you can always tell the really clean ones vs the cleaned just because you were coming over ones.

How can you "tell"if someone has cleaned just because your coming over v really clean ones?

I would try and maybe stick to different facts.

You’re a single mum with permanent part time work. Include a character reference from your boss. You’re a quiet person who is respectful of neighbours. You have a high standard of cleaning and can ensure you will pay on time. Include some bank statements to back up your ability to pay. You would like a long term rental for your two kids to have stability in their life. You coparent with your ex partner who lives locally. You don’t have pets and don’t have any intentions of getting them :)

I tend to agree with an above comment, what you've got is very thorough but a bit too personal.

Landlords and property managers get so many applications, they don't really care about the ins and outs of your personal life (and I mean that in the nicest way possible), they just want to make sure that you're going to pay the rent on time, look after the place and not cause grief with the neighbours.

So I personally, would word it some thing like this:

Hello. My name is Jo and I work as a (your position) at (your company). I have 2 small children and we have started to establish ourselves in this community, therefore I am looking for a long term rental property in this area that we can call home. We are quiet, respectful and have no pets. I pride myself on my ability to maintain a clean and well cared for home, I have included some pictures of my current household for your reference. I am also reliable and punctual with my rental payments, which my previous rental statements, that I have included, can confirm.

I feel that we are ideal tenants and I hope you will consider us.

I wrote that I was looking for a house to make a HOME for myself and my child. I said that even though Centrelink was my main income I worked part time. I also mentioned I had a lot of ties to the community with my volunteer work as a swim teacher within my local swim club. i also explained that I volunteered at my school as my child was Special needs and also volunteered alot with Special Olympics. I explained I had grew up around the area and been living in previous home for 10 years, with my mother and previous to that with my partner and rental history with real estates was none existant or current. I gave them bank statements for income 2 references and got my first house I applied for in 24 hours . I also expressed long term as my child was nearly starting high school, currently been here 15 months. Landlord is very happy with how house looks

I’m a property manager and cover letters are great. Landlords love hearing the background of their potential tenants other than their job, income, age, and rental history that is in the application form. I actually had someone apply for a property with 2 small dogs, they included a spiel about the dogs that was very comical and included photos of them dressed up in super hero costumes. I loved their sense of humour, and I knew the owner was quite similar in personality so sent it over for them to see, and they approved their application despite being hesitant about dogs. Turned out to be a great tenancy!

So just write about you, your work, your children and your previous living arrangement I.e had a mortgage, rented, stayed with family. Keep It straight to the point, but a brief overview. Ensure you supply all documents that are requested to support your application. Show savings you might have in your bank acc. Pay slips and ID. Include some written references too not from friends though. All reasonable owners want is someone who can pay rent, keep the property clean and be pleasant to deal with. Wishing you luck!
