Additional services or subscriptions are then charged as in-app purchases. • Best for: Practicing tough material 

While there are lots of free homework help apps out there, this is our favorite because it actually supports learning, rather than just providing answers. The Khan Academy app works like the website, and offers the same services. It’s full of information and can be personalized to suit your educational needs. 

After you download the app, you choose which courses you need to study, and Khan Academy sets up a personal dashboard of instructional videos, practice exercises, and quizzes –with both correct and incorrect answer explanations–so you can learn at your own pace. 

As an added bonus, it covers more course topics than many other homework help apps, including several AP classes.

Best Paid Homework Help App: Brainly

• Price: $18 for a 6 month subscription, $24 for a year 
• Best for: 24/7 homework assistance 

Brainly is free to download and allows you to type in questions (or snap a pic) and get answers and explanations from both fellow students and teachers. Plus, subject matter experts and moderators verify answers daily, so you know you’re getting quality solutions! The downside is that you’re limited to two free answers per question and have to watch ads for more if you don’t pay for a subscription. 

That said, their subscription fees average around only $2 per month, making this a particularly affordable option if you’re looking for homework help on a budget. Brainly subscriptions not only cover unlimited answers and explanations on a wide variety of school subjects (including Art and World Languages which aren’t always included in other apps), they also provide tutoring in Math and Physics!

Best App for Math Homework Help: Photomath

• Price: Free (or up to $59.99 per year for premium services) 
• Best for: Explaining solutions to math problems

This app allows you to take a picture of a math problem, and instantly pulls up a step-by-step solution, as well as a detailed explanation of the concept. Photomath subscription services also include animated videos that break down mathematical concepts–all the way up to advanced Calculus!--to help you better understand and remember them. 

The basic textbook solution service is free, but for an additional fee you can get extra study tools, access to one-on-one tutoring, and additional strategies for solving common math problems.

Best App for STEM and English Homework Help: Studypool

• Price: Varies; you’ll pay for each question you submit
• Best for: Science and English homework help in one app

When it comes to apps for science and English homework help, there aren’t lots of great resources out there, much less out there all in one place. While Grammarly is a good service for proofreading, SparkNotes has some decent summaries, and Khan Academy covers science, the best of the bunch if you need help with both subjects Studypool. Instead of using lots of different apps for STEM and English help, they’re combined together here! But while Studypool has great reviews, there are some downsides as well. 

The Studypool Q&A model is a little different than other homework help apps. After you create a free account, you ask questions, and tutors submit bids to answer them. You’ll be able to select the tutor–and price point–that works for you, then you’ll pay to have your homework question answered. You can also pay a small fee to access thousands of notes, lectures, and other documents that top tutors have uploaded.  

The downside to Studypool is that the pricing is not transparent . There’s no way to plan for how much your homework help will cost, especially if you have lots of questions! It’s also not clear how they choose their tutors, so you’ll need to be careful when you decide who you’d like to answer your homework questions. That said, if you only need a few questions answered per month, this could be cheaper than other monthly subscription services.

Best Homework Scheduling App: MyStudyLife

• Best for: Keeping track of your schedule and deadlines

If the reason you’re looking for homework help is less about finding answers to questions and more about needing assistance with organization and time-management , MyStudyLife is a great option. The problem is that even though taking shortcuts on homework to save time is tempting, it can keep you from really learning. The point of practicing concepts and skills is so you develop them and can access them whenever you need to. This is especially true if skills build on one another, like in a math or English class. 

Sometimes s truggling with an assignment or question, trying, failing, then trying again until you succeed can help you learn difficult material. If you don’t let yourself really try, and instead take too many shortcuts, you may end up behind.

When Does “Help” Become “Cheating”?

When it comes to using homework help apps, sometimes the difference between “help” and “cheating” is really clear. For example, if you’re using an app to get answers while you’re taking a test, that’s definitely cheating . But what if you’re struggling with a math problem and need to know the correct answer so you can work backwards to learn the process? Is that “cheating” or is it “help?” 

The truth is, not everyone agrees on when “help” crosses the line into “cheating .” If you’re not sure, you can always check with your teacher to see what they think about a particular type of help you want to get. That said, a general rule of thumb to keep in mind is to make sure that the assignment you turn in for credit is authentically yours . It needs to demonstrate your own thoughts and your own current abilities. Remember: the point of every homework assignment is to 1) help you learn something, and 2) show what you’ve learned. 

So if you’re relying on an app to do all of the work for you, there’s a good chance using it might constitute cheating. 

Think of it this way: say you’re studying for an upcoming math test, and are stumped by a few of the questions on the study guide. The same is true for other subjects: brainstorming essay ideas with others or looking online for inspiration is “help” as long as you write the essay yourself. Having someone read it and give you feedback about what you need to change is also “help,” provided you’re the one that makes the changes later. 

But copying all or part of an essay you find online or having someone write (or rewrite) the whole thing for you would be “cheating.” Ultimately, if you’re not generating your own work or learning to produce your own answers, it’s probably cheating.

The new, seemingly magic app allows users to take pictures of typed equations, and then outputs a step-by-step solution. As of Wednesday, the app is the number one free app on the App Store. But the biggest issue, one teacher argues , isn’t if students will use the app to cheat, because many will. Rather, it’s about how teachers will adapt. A PhotoMath spokeswoman said educators have welcomed the app with positive reviews, but the software remains “quite controversial.”

“We didn’t develop PhotoMath as a cheating tool. We really wanted kids to learn,” said Tijana Zganec, a sales and marketing associate at tech company MicroBlink, which created PhotoMath. “If you want to cheat, you will find a way to cheat. But if you want to learn, you can use PhotoMath for that.”

Sadly, many of the items that are donated in the US, Canada, and the UK, actually never even make it onto the racks of the local charity shop. “It’s important for people to know that it's the reuse of secondhand clothes that drives the clothing recycling world, yet that typically only makes up around 50% of the donation,” explains Adam Baruchowitz , founder and CEO of Wearable Collections, a clothing recycling company based in New York City. “What an organization does with the other 50% is increasingly important.” According to the EPA , much of it ends up in landfills or is sent via trade agreements to the (already overwhelmed) second-hand markets of Africa, Asia, and South America, where if it isn’t sold, it is either incinerated, put into landfills, or left in waste piles.

“The textile waste crisis has reached an alarming scale, with 92 million tons of textile waste hitting landfill each year—the equivalent of one full trash truck each second,” says Chloe Songer, CEO and Co-Founder of textile recycling platform SuperCircle . “Once in landfill, textile waste takes 80 to 1000 years to break down, releasing harmful toxins and greenhouse gasses, polluting waterways and soil systems, and contributing to warming.”

Salvation Army is another nonprofit organization that accepts donations of clothing, jewelry, and home goods. Drop-off locations are available around the country. You can also organize a pickup of furniture, clothing, and accessories if that service is available in your area. According to Salvation Army, 82 cents of every dollar goes to work in the community it was donated; organizations vary by state and type.

Dress for Success is an international donation center that helps women achieve professional success by providing appropriate attire for the workplace. They accept donations of new, gently-used clothing and shoes and recommend that the pieces you bring to them are clean.

What types of donations are acceptable: Women’s clothing: specifically blazers, dresses, and work-appropriate attire. (The organization doesn’t accept men’s clothing at this time.)

How to donate: Find a Dress for Success drop-off near you or organize a clothing drive in your area.

Big Brother Big Sister Foundation is a national nonprofit franchise that pairs people as young as five with mentors in the community. Many foundations also accept donations to be distributed within that specific community to encourage confidence and growth for the youth.

What types of donations are acceptable: Clothing, accessories, books, DVDs, toys, shoes and home goods

How to donate: Check your local BBBS for specifics on drop off and donation pick up.

The Epilepsy Foundation is a non-profit organization that seeks to improve the lives of people with epilepsy through education, advocacy, research, and connection. The foundation accepts clothing donations in partnership with Savers, a national resale organization.

What types of donations are acceptable: Backpacks, purses, books, media, clothing, shoes, electronics, exercise goods, toys, appliances, and furniture.

How to donate: Search for your local epilepsy dropoff here or schedule a pickup in select locations.

Captions in World Languages Help Parents Understand Homework to Help Their Children at Home

We all know the importance of parental involvement in our students' education. But how can we bridge the language gap to ensure every parent can effectively help their child with homework?

In the US, more than 80% of parents believe that homework is important for learning . Retrace your steps with Recall

Search across time to find the content you need. Then, re-engage with it. With Recall, you have an explorable timeline of your PC’s past. Just describe how you remember it and Recall will retrieve the moment you saw it. Any photo, link, or message can be a fresh point to continue from. As you use your PC, Recall takes snapshots of your screen. Snapshots are taken every five seconds while content on the screen is different from the previous snapshot. Your snapshots are then locally stored and locally analyzed on your PC. Recall’s analysis allows you to search for content, including both images and text, using natural language. Trying to remember the name of the Korean restaurant your friend Alice mentioned? Just ask Recall and it retrieves both text and visual matches for your search, automatically sorted by how closely the results match your search. Recall can even take you back to the exact location of the item you saw.

System requirements for Recall

Your PC needs the following minimum system requirements for Recall:

A Copilot+ PC

8 logical processors

256 GB storage capacity

To enable Recall, you’ll need at least 50 GB of storage space free

Saving screenshots automatically pauses once the device has less than 25 GB of storage space

How to use Recall

To open Recall, use the keyboard shortcut Windows logo key   +J , or select the following Recall icon on your taskbar:

Your timeline in Recall is broken up into segments, which are the blocks of time that Recall was taking snapshots while you were using your PC. You can hover over your timeline to review your activity in a preview window. Selecting the location on the timeline or selecting the preview window loads the snapshot where you can  interact with the content .

Search with Recall

Maybe you wanted to make that pizza recipe you saw earlier today but you don’t remember where you saw it. Typing goat cheese pizza into the search box would easily find the recipe again. You could also search for pizza or cheese if you didn’t remember the specific type of pizza or cheese. Less specific searches are likely to bring up more matches though. If you prefer to search using your voice, you can select the microphone then speak your search query.  

By default, results are shown from all apps where Recall found matches. You can narrow down your results by filtering the matches to a specific app by selecting an app from the list.

When the results are displayed, they will be listed under the headings of text matches and visual matches . Matches that are closer to your search are shown first. You’ll also notice that some items are listed as one of the following types of matches:

Close match : Close matches typically include at least one of the search terms or images that are representative of a term in your query.

Related match : Matches that share a commonality with the search terms would be considered related. For instance, if you searched for goat cheese pizza , you might also get related matches that include lasagna or cannelloni since they are Italian dishes too.

Interacting with content

Once you’ve found the item you want to see again, select the tile. Recall opens the snapshot and enables screenray, which runs on top of the saved snapshot. Screenray analyzes what’s in the snapshot and allows you to interact with individual elements in the snapshot. You’ll notice that when screenray is active, your cursor is blue and white. The cursor also changes shape depending on the type of element beneath it. What you can do with each element changes based on what kind of content screenray detects. If you select a picture in the snapshot, you can copy, edit with your default .jpeg app such as Photos , or send it to another app like the Snipping Tool or Paint . When you highlight text with screenray, you can open it in a text editor or copy it. For example, you might want to copy the text of a recipe’s ingredients list to convert it to metric.

Note:  When you use an option that sends snapshot content to an app, screenray creates a temporary file in C:\Users\[username]\AppData\Local\Temp in order to share the content. The temporary file is deleted once the content is transferred over the app you selected to use.

Below your selected snapshot, you have more snapshot options. In many cases, you can have Recall take you back to exact location of the item, such as reopening the webpage, PowerPoint presentation, or app that was running at the time the snapshot was taken. You can also hide screenray, copy the snapshot, delete the snapshot, or select … for more snapshot options.

Pause or resume snapshots

To pause recall, select the Recall icon in the system tray then Pause until tomorrow .  Snapshots will be paused until they automatically resume at 12:00 AM. When snapshots are paused, the Recall system tray icon has a slash through it so you can easily tell if snapshots are enabled. To manually resume snapshots, select the Recall icon in the system tray and then select Resume snapshots .  You can also access the Recall & snapshots settings page from the bottom of this window.

What if I don’t want Recall to save information from certain websites or apps?

You are in control with Recall. You can select which apps and websites you want to exclude, such as banking apps and websites.  You’ll need to use a supported browser for Recall to filter websites and to automatically filter private browsing activity. Supported browsers, and their capabilities include:

Microsoft Edge: blocks websites and filters private browsing activity

Firefox: blocks websites and filters private browsing activity

Opera:  blocks websites and filters private browsing activity

Google Chrome: blocks websites and filters private browsing activity

Chromium based browsers:  For Chromium-based browsers not listed above, filters private browsing activity only, doesn’t block specific websites

To exclude a website:

Select … then Settings to open the Recall & snapshots settings page.

You can also go to Windows Settings > Privacy & Security > Recall & Snapshots to manage Recall.

Select Add website for the Websites to filter setting.

Type the website you want to filter into the text box. Select Add to add it to the websites to filter list.

To exclude an app:

Select … then Settings to open the Recall & snapshots settings page

Select Add app  for the Apps to filter setting.

From the app list, select the app you want to filter from Recall snapshots.

In two specific scenarios, Recall will capture snapshots that include InPrivate windows, blocked apps, and blocked websites. If Recall gets launched, or the Now option is selected in Recall, then a snapshot is taken even when InPrivate windows, blocked apps, and blocked websites are displayed. However, these snapshots are not saved by Recall. If you choose to send the information from this snapshot to another app, a temp file will also be created in C:\Users\[username]\AppData\Local\Temp to share the content. The temporary file is deleted once the content is transferred over the app you selected to use.

Managing your Recall snapshots and disk space

You can configure how much disk space Recall is allowed to use to store snapshots. The amount of disk space you can allocate to Recall varies depending on how much storage your PC has. The following chart shows the storage space options for Recall:

You can change the amount of disk space used or delete snapshots from the Recall & snapshots settings page. 

To change the storage space limit:

1. Expand the Storage settings.

2. Change the Maximum storage for snapshots limit by choosing the limit from the drop-down list. When the limit is reached, the oldest snapshots are deleted first.

To delete snapshots:

Expand the Delete snapshots settings.

You can choose to delete all snapshots or snapshots withing a specific timeframe.

To delete all snapshots, select Delete all .

To delete snapshots from a specific timeframe, select a timeframe from the drop-down list, then select Delete   snapshots.

Do you have data you’d like to use, but aren’t quite sure how to make the most of it? Running into issues with your models, data, or analytical approach and spinning your wheels about what to do? Looking for new partnerships with other people using or interested in data science?

Join us  Fridays from 11am-3pm starting Friday, June 7th at the  Data Science Institute (DSI) for Fridays full of artificial intelligence (AI) and data science (DS)! We have several different options based on your needs, ranging from office hours for shorter questions and updates to a full on deep dive into your data science project. Read more below!

Drop-In Consultations (11am – 1pm)

Join us for open office hours for feedback, guidance, training, and suggestions on your data science projects. This is a great time to ask about best practices, tooling, methodological direction, coding, and other technical aspects about your ongoing projects. Undergraduates, graduate students, and lab groups engaged in DS research are welcome! Researchers interested in collaboration for grant proposals, compute resources, or training are welcome to drop by and discuss ways that the DSI supports DS research.

AI Deep Dive (1pm – 2pm)

AI Deep Dives are a great time to deeply explore research problems which might be solvable with deep learning. Discuss your ideas with DSI data scientists, other researchers, DS graduate students, and undergraduate students. These are hour-long sessions where together, we brainstorm and formulate solutions, lay out project plans, recruit students and engage potential collaborators for the goal of initiating new projects, new AI project phases, or new AI project directions. 'Speechless': Swing state voters react to Donald Trump's guilty verdict

Wisconsin resident Damon Anderson declared himself “speechless.” Nevada retiree Doug Goodman found the justice system worked as designed. Pennsylvania voter Charles Floray insisted he was unmoved by the trial.

Americans reacted Thursday to the historic conviction of former President Donald Trump on 34 felony charges with a mixture of surprise, joy, anger, indifference and expletives.

Some said justice was served. Others echoed Trump in calling it a perversion of justice.

It is the first time in American history a former president or major party candidate has been convicted of a crime, and the momentous decision left many people stunned.

For Trump, it was just the latest and most dramatic development in a political career punctuated by many such moments — a presidential campaign assisted by foreign adversaries , a chaotic four years of governing , two impeachments and three other indictments that are still winding through the court system — that have yet to derail his ambitions. Trump remains the most dominant force in the GOP and polls from before the verdict indicate another White House term is well within his reach .

Voters are now wondering what will come next. Will the GOP really persist into the November general election campaign with a convicted felon as its nominee?

Trump made it clear Thursday he’s not going anywhere, vowing to seek redemption at the ballot box.

That will make for a rocky, explosive, unprecedented presidential race that could fray the nation’s nerves.

It already is.

“It’s even more confusing than it was before, and I think that’s terrifying,” Anderson said.

USA TODAY interviewed swing-state residents within hours of a verdict many were still processing. They had a lot to say.

‘I’m kind of speechless’: Wisconsin residents shocked by verdict

First-year University of Wisconsin-Madison graduate students Marian Azeem-Angel and Rusal Ferus were sitting at the Memorial Union terrace when they saw the news of the guilty verdicts .

Both voted for Biden in 2020 and plan to again in the fall.

“My friends from out of state just texted me, saying, ‘It finally happened,’” said Ferus, who grew up in Georgia. “Thank God something came out of that and it wasn’t just a whole lot of deliberation for nothing.”

During their conversation, a woman at an adjacent table reading the news for the first time audibly exclaimed, “Holy s---.”

Hannah Neece of Green Bay believes the jury “made the right call” but was shocked by the verdict.

“I truly believed he wouldn’t be found guilty, let alone guilty on all counts,” said Neece, 31, who voted for Hillary Clinton in 2016 and for Joe Biden in 2020.

Anderson, 27, also didn’t expect Trump to be convicted.

“I’m kind of speechless,” said the Milwaukee resident, who didn’t vote for Trump in 2016 or 2020 but said “I was rooting for the guy, a little bit.”

Anderson doesn’t plan to vote in this election. He can’t imagine Trump continuing to be the GOP nominee.

“They can’t (nominate him) anymore, right? Now he has a conviction. He can’t become the president,” Anderson said, adding he thought Trump shouldn’t have run in 2024 with a case pending against him. “If they allow Trump to still run, now what game are we playing? What’s really going on? It’s even more confusing than it was before, and I think that’s terrifying.”

Appleton resident Dorothy Ternes, 84, and Waupaca County GOP chair Joel Bartel illustrate the polarized reactions to the verdict.

“Justice must prevail, and it has,” Ternes said, while Bartel called the verdict a "misuse of our judicial system" that could lead to conflict.

'How it’s designed to work': Nevada voter says verdict must be 'respected '

Doug Goodman, a nonpartisan voter from Sparks, emphasized that the verdict "was handed down by 12 people who were agreed to by both sides."

“From a nonpartisan point of view, I think it's critical that we look at the American system of justice and that this is how it's designed to work so the verdict has to be respected,” said the 75-year-old who voted for Clinton in 2016 and Biden in 2020.

For Tom Daly of Reno, a 76-year-old Republican, the verdict Thursday is not the last word.

Daly voted for Trump twice. He thinks the case has many aspects that can be appealed , something the former president has every intention of doing.

“The appellate court will certainly reverse this, and I think they will do that before the election because it's obviously a significant issue,” he said. “I don't think they're going to take months to do it, I think they'll do it in weeks.”

If the verdict is reversed, “I think it’ll be a positive for Trump in the election,” Daly added.

Sparks resident Diana Mackey was drinking champagne at a local casino Thursday to celebrate Trump’s guilty verdict.

“It’s wonderful,” the 78-year-old Democrat and retired human resources director said. She paused to move locations where she was talking by phone because someone pulled up in a truck with a Trump sign flying the Confederate flag.

Mackey worked in New York City in the 1980s when Trump was everywhere.

“There was always something about Trump going bankrupt, stiffing people, cheating, lying,” Mackey said. “I'm so happy that he finally has been found guilty of things he's been doing for years.”

"It doesn't change my mind”: Pennsylvania independent unmoved by trial

Floray, a 73-year-old independent who lives near State College, said his view of Trump’s trial is “it's just all bull s---.”

“It doesn't have any impact," Floray added. "It doesn't change my mind any on how I feel about Biden or Trump."

Though Floray was vague about his presidential preference this year — "anybody but Biden" — he noted that he and his wife supported Trump in 2016 and 2020 before leaving the Republican Party to become independents two years ago. He thinks Trump's guilty of the same thing a lot of politicians are guilty of: Trying to save face before people vote.

"It's New York," Floray said of the trial. "What the hell? You would expect it from them."

Jeff Sperrazza, a 52-year-old independent from the Pittsburgh suburbs, is planning to vote for Trump's Democratic opponent just as he did in 2016 and 2020.

The guilty verdict had no impact on his decision.

"A salacious trial gets a lot of headlines ... but the trial doesn't move the needle much," Sperrazza said. "It's not a topic that comes up. The minds are made up for the most part."

Sperrazza said he believes the upcoming debates will do more to impact the presidential race than Trump's conviction.

"You've got two candidates who've got one term each under them," he said. "You've got a body of work to compare."

Asked what has him leaning toward Biden, he replied: "Honestly there's not a lot, but I think that Biden will surround himself with quality people and experts in their fields and listen to them."

"I'm okay with four more years,” he added. “It hasn't been that bad."

Gilbert Jacobs, a 78-year-old retired U.S. Army officer, businessman and college professor in Erie County, voted earlier this year for Nikki Haley in the GOP primary despite the former Trump-appointed United Nations ambassador dropping out of the race against her former boss a month earlier.

Jacobs said he liked Haley's credentials, but his choice ultimately came down to temperament."I don't like his character and of course he just got convicted on 34 charges today," Jacobs told USA Today hours after the jury delivered its verdict. "It just reinforced my original issue with, that I don't think we can trust him."

Still, even with Thursday's outcome, he's not entirely ruled out voting for Trump in November. He did, however, openly wonder if the GOP would keep him as its nominee."I like the Republican platform," he said. "I just don't like Trump. This puts me in a really difficult dilemma."

"Persecuted": Michigan Republican says Trump didn't get fair trial

Thomas Roy, a Republican and Trump supporter in the bellwether Michigan county of Saginaw, said his own vote might have been influenced if he thought the trial was a fair one.

But Trump never should have stood trial in the Democratic stronghold of New York, and his defense team's request for a change of venue should have been granted, Roy said.

"It's just remarkable that all of this stuff is happening," said Roy, who owns a landscaping company. "I can't think of any other president who's been persecuted as much as Donald Trump."

Angel Holbrook, an Independent voter who lives in Taylor, about 17 miles southwest of Detroit, said the guilty verdicts won't affect her vote, and she doesn't think others will be influenced, either.

Holbrook said she votes for the candidate she thinks will do the best job and what party they belong to is not a primary concern for her. She voted for Biden in 2020 and expects she will again this year, largely because she has a low opinion of Trump and believes his return to the White House would bring back racial divides and other controversies that she believes became more pronounced during his presidency.

"The MAGA (Make America Great Again) supporters, this guy can do whatever he wants, and they're still behind him," Holbrook said. "It's unfortunate. I don't think there's going to be much of a sway."

Even Andy Silk, a Saginaw-area men's clothing store owner who plans to vote for independent candidate Robert F. Kennedy, Jr., said he doesn't think Trump's convictions will significantly influence the election or cause many other independents to shift away from the Republican and toward a candidate such as Kennedy.

"I just don't think it's that big of a deal," he said. "I don't think voters are too worried about it."

Part of it is the nature of the crime, Silk said. Falsifying company records is largely a victimless crime, and the underlying allegations about covering up an affair with a porn star also don't move the needle with many American voters, he added.

"I think Americans want good leadership and we don't really care as much what goes on behind closed doors," he said.

Silk said he feels neither Trump nor Biden are properly addressing the most important issues, such as the economy, the national debt and inflation.

"No one... is safe": Arizona Republican slams Trump verdict

Linda Carpenter, a 61-year-old barista from Mesa, identifies as a "conservative" Republican, having "never wavered her opinion on him" since even before Trump's first election win in 2016."I disagree one hundred percent with the verdict, but I also disagree one hundred percent with the trial itself. It was a sham to me and to a lot of people," said Carpenter. "This is to keep him from actively campaigning and trying to get re-elected. In my opinion, this man has become a human punching bag and a scapegoat."Carpenter, who voted for Trump in both the 2016 and 2020 elections and intends to vote for him again in 2024, said she believes the trial will have the "opposite effect" for voters this fall, citing that the final verdict will drive Trump to a White House victory.  "If they can do this to a former president, then no one in the citizenry is safe. We will never have a republic again… if they're sending ex-presidents to jail because they don't like his politics."

Erin Dickey, a 21-year-old student at Arizona State University, was not old enough to vote in the 2020 election but says she now follows national politics. She is unsure if she will vote in this election, saying she “doesn’t love either option.”

Reflecting on Trump’s conviction, she said, “I’m not surprised, but I am looking forward to seeing how it all plays out. That’s a lot of things to be found guilty on.”

Why is it so hard to buy a home? Prices have far outpaced middle-class incomes. Mortgage rates are above 7% for the first time since 2002. And 3 out of 10 homes are sold above listing price.

But none of those factors fully captures the variety of challenges buyers nationwide face in the current market. The conditions on the ground can vary widely across state and even county lines.

To better capture how housing market conditions shift at the local level — as comprehensively and in as close to real time as possible —  we’re introducing a new monthly gauge: the NBC News Home Buyer Index.

The Home Buyer Index, which NBC News developed with the guidance of a real estate industry analyst, a bank economist from the Federal Reserve Bank of Atlanta and other experts, is a number on a scale of 0 to 100 representing the difficulty a potential buyer faces trying to buy a home. The higher the index value, the higher the difficulty. 

A low index value, of 10 for example, suggests better purchasing conditions for a buyer — low interest rates, ample homes for sale. Chambers County, Texas, near Houston, is one of the 50 least difficult places to buy in in the country, with low scores on scarcity, cost and competition. 

A high value closer to 90 suggests extremely tough conditions, which can result from intense bidding, high insurance costs or steep jumps in home prices relative to income. Prices are soaring in Coconino County, Arizona, making it one of the 25 most difficult counties to buy a home in. Five years ago it was ranked 300, but the median sale price has increased 81%, nearly twice the national figure.

The index measures difficulty nationwide, as well as on the county level, in the counties where there’s enough homebuying data to make informed assessments.

The national index, presented below, captures the big-picture market and economic conditions that affect homebuying across the U.S.

This index consists of four factors: 

• Cost: How much a home costs relative to incomes and inflation — as well as how related expenses, such as insurance costs, are changing. 
• Competition: How many people are vying for a home — and how aggressive the demand is. This is measured through observations including the percentage of homes sold above list price and the number that went under contract within two weeks of being listed. 
• Scarcity: The number of homes that are on the market — and how many more are expected to enter the market in the coming month.
• Economic instability: Market volatility, unemployment and interest rates — reflecting the broader climate in which home shoppers are weighing their decisions. 

For April, the overall Home Buyer Index nationally was 82.4, up slightly from March and about 5 points lower than it was this time one year ago.

Improvements in market competitiveness and the broader economy have eased conditions somewhat within the past year. However, high costs and continued housing shortages have kept overall homebuying difficulty high.

The index updates monthly on the Thursday after the third Saturday of the month. The next update is June 20.

Methodology

The NBC News Home Buyer Index combines real estate and financial data with forecasting techniques to assess market conditions from a buyer’s perspective. 

The perspective is framed as a combination of factors shaping a buyer’s experience of the housing market: cost, scarcity, competition and overall economic instability. 

Each factor is measured by a monthly analysis that takes the following approach: 

• Data is collected from sources including Redfin , the Census Bureau, the Bureau of Labor Statistics and the Federal Reserve Bank of St. Louis. 
• The data is then cleaned, filtered for quality and transformed to address properties that are needed for statistical analysis, including stationarity and seasonality. 
• The data is then brought to a monthly frequency where appropriate, among other steps. 
• The data is scaled to make component variables comparable.
• Finally, the data is combined to generate a single, aggregate measure of homebuyer difficulty. The final output is a single value between 0 and 100, where 0 represents the least difficult market possible and 100 is the most difficult. 

NBC News worked with real estate industry experts to refine the data that would best answer the question ‘How difficult is it to buy a home in the U.S.?’ The experts came from the Federal Reserve Bank of Atlanta, and Redfin.

Caveats to this analysis include variation in data availability at the county level, which is generally tied to market size, which correlates with regional characteristics such as population count. Therefore, systematic gaps affect low-population counties, leading them to be underrepresented.

In addition, recent index values may shift slightly in future releases as final data comes in.
